Mixed-use towers in an urban regeneration area

The project proposes the fragmentation of density into three 23-storey towers as a strategy to balance construction efficiency, spatial quality, and urban presence. Instead of concentrating the program into one or two high-rise volumes, the division into three elements optimizes costs, improves living conditions, and generates a more open and permeable urban system.
The towers are defined by irregular hexagonal geometries that soften their edges and allow closer positioning without compromising privacy. This geometric approach is key to “loosening” the ensemble, enabling light, views, and ventilation to flow through both the buildings and the open spaces.
Architecture is conceived through structure: an exposed structural grid that organizes the façade, adds depth, and gives the complex a unified identity. This structural mesh operates both as a load-bearing system and as an environmental filter, mediating between interior and exterior.
The project is vertically organized into base, body, and crown. An ակտիվ base activates the public realm through commercial uses; a repetitive residential body accommodates the housing program; and a distinctive upper section contains the most exclusive units, emphasizing the skyline.
Between the towers, open space becomes the core of the project. Green areas, pathways, and collective spaces form a continuous landscape that structures the ensemble and integrates it into the new urban context.
More than three buildings, the project defines a system: a balanced relationship between density, form, and void, where architecture and public space are conceived as one.
